This is to be expected and is not considered a defect. Salt, fertilizer, and chemicals can contribute to pitting, scaling, and spalling of concrete. I understand these conditions are not considered a defect. Frozen exterior water spigots, including garage spigots, are not the responsibility of the builder. Water hoses should be detached from water spigots during cold weather. The roof system is constructed using prefabricated trusses which are not designed to have any signi?cant amount of weight applied to the bottom chord. Readily noticeable defects in workmanship that do not meet the Arbor Homes, LLC Quality Standards will be corrected. Damage caused by leaks or other warranty-covered defects will be repaired. Repairs will not be made on flaws which are only visible under particular lighting conditions. If the drywall defect is the result of defective material or workmanship that does not meet Arbor?s Quality Standards or is the result of some other warranty-based repair. Your paint touch ups may not match the surrounding area. The customer will be responsible for restor- ing any paint colors or wallpaper that were applied after the move in. The customer is also responsibie for moving any furniture, ?xtures, or window treatments necessary to complete repairs. 2. Some light cracking, nail ?pops? and/or seams may become visible in walls and ceilings. These occurrences are caused by the normal shrinkage of framing lumber and slight deflections of trusses as the new home settles. These conditions are typical in new construction and are considered normal. While these conditions are not considered defects, Arbor Homes, LLC, as a courtesy to its homeowners, will repair these items one time during the warranty period (usually around one year after closing). Repairs will be done in living areas only. This does not include garages, inside closets, or pantries. Arbor Homes, LLC will repair the affected areas and sand them ready for paint. We will replace any tree or shrub that has died during the warranty period. HYDROSEED There is no warranty on hydroseed. Hydroseed is a mixture of seed, fertilizer, straw, mulch and water all combined and sprayed over the ground. The lawn will only become established if proper watering procedures are followed. (See the landscape information in your Homeowners Manual.) SOD There is no warranty on sod. Watering the yard twice a day, early morning and late evening, is suggested. The homeowner should water until about one inch of water has been put down. Do not stop watering when grass starts to grow. Continue watering until grass is well established.
