Plaintiff is a Missouri limited liability company in good standing who at all times herein alleged was the landlord of the property located at 240 Peach Way, Suite G, Suite G, Columbia, Missouri. 2. Defendant is a resident of Boone County, Missouri and resides or may be found at 240 Peach Way, Suite G, Columbia, Missouri. 3. Plaintiff and Defendant entered into a Lease for the aforesaid premises. The lease term commenced on June 1, 2015 and was to terminate on May 31, 2016. A copy of the Lease is attached hereto as Exhibit and all of the terms of said Lease are incorporated by reference as if fully set out herein. 4. The Lease provided: a) That the Defendant shall pay Plaintiff rent of Five Hundred Dollars ($500.00) per month, payable on the first day of each month during the term of the Lease; b) That if rent is not paid when due, Defendant shall pay Plaintiff One Hundred Seventy'five Dollars and c) That the Defendant shall pay Plaintiffs reasonable attorney's fees if Plaintiff enforces any provision of the Lease through court action. 5. Defendant entered into possession of the premises under the Lease and remains in possession of the premises to this date. 6. Defendant has materially breached one or more terms of the aforesaid Lease in that Defendant has failed to pay the following: August 2015 rent $500.00 August 2015 late charge 5 20.00 Total $520.00 7. Plaintiff has made demand upon Defendant for payment of the above- referenced amounts but Defendant has failed or neglected to pay the same or any part thereof. All of the above-referenced charges and any future charges assessed are, and were or will be at the time assessed, reasonable and proper. 8. Defendant remains in possession of the above-referenced premises and rent and late charges will continue to accrue through the date of judgment. 9. Plaintiff has incurred attorney's fees and court costs as a result of Defendant's material breach of the Lease.
