Attention Ms. Politis:

We received 8 Rent Reduction Order issued with Docket from the State of New
York. Division of Housing and Community Renewal. Of?ce of Rent Administration. informing us
that our apartment. 8A. was ordered to receive a rent reduction. This order states that our rent
?is reduced to the level in effect prior to the most recent guidelines increase for the tenants
lease which commenced before the effective date of this order?. This effective date on the
order is '6'1/2011'. The effective date was the end of December 2014 when a Rent
Restoration Order was granted.

spoke to Ms. Chan at the DHCR of?ce and was informed that we should have been paying
$1268.32 - this amount is the lesser rent that was paid prior to our September 1, 2010 initial
lease. was advised that $1268.32 should have been our rent payment amount for the
months of June 2011 through December 2014 as a result of the Rent Reduction order.

The Rent Reduction Order states. ?if the owner fails to make a refund of a retroactive reduction
within mm (30) days of the issue date of the referenced order. the tenant is authorized to
deduct the amount from the rent(s) until the total amount has been refunded' therefore, it is my
right to now deduct the total rent owed to us.

Ptease ?nd enclosed with this letter a chart. detailing our past rent history, what we should

have been paying. the difference and what is owed to us from September 2010 to September
2015.

i am enclosing the rent for September 2015 but will commence our reimbursement payments
for October 2015. This fetter is serving as noti?cation of our future rent payments and our
reimbursement scheduie.

The total amount due is $7875.44 for the difference that we overpaid from June 2011 through
December 2014. Since our current rent is $1494.36, we are owed ?ve months worth of rent
(October 2015. November 2015. December 2015 and January 2016, February 2016) and
$403.64 for the sixth month (March 2016). have inciuded a payment schedule for the months
of October 2015 through March 2016 to illustrate what our rent payments will be.
