SITE PLAN EVALUATION Section 64.10 of the Code requires that all approved site plans and amendments to site plans meet certain pertinent general review, performance, and development standards. The staff ?nds that the proposed site plan meets all these standards except as noted in the following sections. Compliance with Land Development Regulations (Sec. The site plan?s compliance with all development regulations and pertinent codes was reviewed by the Planning and Development Department, Public Works Department, Water and Sewer Department, Electric Transmission and Distribution, Department of Health, and Indian River County Fire and Life Safety Bureau. Attachment A provides information on how the site plan application meets development standards such as setbacks, height, FAR, minimum ?oor area, and fencing. The following items warrant further esplanation and analysis: a Parking. Analysis. The Downtown (DTW) zoning district has Special off-street parking requirements. Where the redevelopment involves the expansion of ?oor area, Section 62.310(d) allows that the ?rst 30 required parking spaces are exempt from parking requirements. Any parking spaces required beyond the initial 30 are only required to provide half of the normal parking required.
