A notice was sent via certified mail to your address on May 26, 2017. This notice demanded payment for your rent ($3,510) for May 2017 as well as three late payment charges of $340 each, totaling $1,020, The certified mail tracking number is 7017--0530-0000-9465-8397. Since you did not pay rent for May 2017, your initial security deposit of $3,400 was used towards rent per your request. In addition, you still owe rent for June and July 2017, totaling $7,020, Cleanliness Regain and ngceg The rental property was not property cleaned when you vacated the home in June 2017, resulting in a fee of $250. - The carpet in the home had to be replaced upon your departure, per the lease agreement, resulting in a fee This $7,000 charge was also affected by the damage your pets caused to the carpet in the rental property, 0 The hardwood floor on the first floor of the property was damaged and had to refinished, resulting in a discounted fee of $950. 0 The property had to be repainted to cover the damage to the drywall (ie. the hole that was punched through the drywall), resulting in a fee of $3,500 for the cost of labor and paint, 513 capitelceuit Nesuuetoowar rind-cit Ltcrooer suvemolphladelph. In addition, wall mounts were taken off the walls but the walls were not repaired upon your departure. ● The kitchen stove is missing its knobs, the front igniters are not working and the metal burning cover is missing resulting in a fee of $200 for parts and labor. ● The downstairs drawer is not working and the door assembly had to be replaced resulting in a fee of $200 for parts and labor. ● The basement cabinets had ketchup and other food stains that needed to be cleaned. ● The glass door to the basement had a broken mirror and had to be replaced, resulting in a fee of $175 for labor and parts. (2nd closet door is also broken but was from before) ● The basement bathroom light switch appears to have been set on fire (see attached photo) resulting in a fee of $70 for parts and labor. ● The ceramic tile in the basement had paint like material on it and had to be scraped off (see attached photos). ● The girls’ bathroom door had cartoons drawn on it (see attached photos). ● The dining room window was broken resulting in a fee of $500 for the cost of the window and labor to install it (see attached photo). ● Your washer and dryer was left behind and had to be uninstalled and trashed resulting in a fee of $150. Landscaping You committed an HOA violation by failing to maintain the front yard, allowing the grass and tree to die and letting the front yard become overrun with weeds. In addition, you left furniture on the back deck that had to be trashed resulting in a fee of $700. Missing Property 3 Page You also took items from the property without the landlord's approval such as large and expensive wall clock and the patio furniture from the upstairs deck. You are responsible for paying the abovementioned costs that were needed to restore the property to its original condition. The initial walk thru report, the move out report and corresponding photos are available for your review. Additionally, Mr. Taggart informed the realtor that he would leave the furniture he purchased for his sister upon move out. However, the sales agreement was final and the furniture was not left behind upon move out. Mr. Taggart still owes $6,400 for the furniture.
