party of the second part.

WITNESSETH: That for and in consideration of the sum of One Dollar, cash
in hand paid, and other good and valuable considerations, the receipt of all of which is hereby

Beginning at a rebar and cap and at the east right of way line of a

thirty foot road said rebar and cap also being North 55-54-47 West 141.63 feet
from a rebar and cap (set) at the north right of way line of Big Sandy River
Road and the east right of way line of a thirty foot road;

Thence running with said right of way line of the thirty foot road;

North 49?58-17 West 45.17 feet;

North 41-07-42 West 106.45 feet;

North 34-55-14 West 71.15 feet;

North 45-03?49 West 40.67 feet to a rebar and cap (set); thence leaving said
right of way line and naming through the property of Guy D. Dillon (DB 533

made by Randall E. Thompson, Land Surveyor on May 7, 2013, which plat is
attached hereto as a part hereof.

The party of the ?rst part does hereby further GRANT and CONVEY unto the
party of the second part, her heirs or assigns, the mutual right to use the thirty
(30) feet wide existing gravel road as a means of ingress and egress to and from
the real estate hereby conveyed with Big Sandy River Road, which said
existing gravel road is shown on the above mentioned plat.

Being the same real estate conveyed unto Ronald N. Walters, Sr. and Nattin
Michelle Blevins, from Guy D. Dillon, by deed dated May 13, 2013, recorded
in the of?ce of the Clerk of the County Commission of Wayne County, West
Virginia, recorded simultaneously herewith.

EXCEPTING and RESERVING, from the operation of this conveyance, all the
minerals and mineral rights and privileges in, on and under the above described
real estate.

The grantor herein does hereby declare that this transfer is not subject to the state excise

tax on the privilege of transferring real estate because it is a quitclaim deed without

consideration.
