CITY OF SAN ANTONIO February 28, 2018 Liz Franklin 515 Hays Street San Antonio, TX 78202 Dear Ms. Franklin, Thank you for sharing your perSpective on the property at 803 Cherry and the proposed Bridge Apartment development at our February 15, 2018, meeting. I have shared your concerns with Councilmember Cruz Shaw. After careful consideration, I will not recommend to City Council that the City ?buy back? the property that was sold to Alamo Beer LLC in August 2012. The diSposition and sale was approved after several community meetings, planning commission approval, and City Council approval. Alamo Beer LLC purchased the property at the appraised value with the intention of developing the site in the future. The property sale was integral to the development of the Alamo Beer Brewery which has had a positive impact on the redevelopment on the near east side. The Bridge Apartment project proposed for the site is currently undergoing the design review process as prescribed in the Uni?ed Development Code. The property is zoned Downtown District and is subject to the Downtown Design Guide. The Historic and Design Review Commission is responsible for the design review of this project and it?s purview is limited to whether or not the proposed design is in accordance with the Downtown Design Guide. The Downtown Design Guide addresses design issues such as scale, massing, setback, site plan, materials, and design. On December 6, 2017, after previous hearings and a site visit, the HDRC recommended denial of an application for a Certi?cate of Appropriateness as the design was not in accordance with the Downtown Design Guide. The developer has submitted a new application for consideration which will be reviewed at the March 7 regular HDRC Meeting. If approved, a Certi?cate of Appropriateness will be issued and the project will be permitted to begin construction. HDRC meetings are open to the public which provides another level of public participation in the design process. The meeting is at 3 pm on March 7, 2018, at the Cli?? Morton Development Services Center located at 1901 South Alamo. At this time, the Bridge Apartments is the only item on the agenda. Thank you again for your time.
