Most of the development projects have been rehabilitation and re-purposing of existing buildings in Downtown Lafayette and included a Design-Build Project of a $13,000,000 University Housing Project for University of Louisiana, Lafayette. His career began in San Francisco with Gensler, the world’s largest architecture firm, where he spent six years working on large projects for PeopleSoft, Cisco, Electronics for Imaging and other companies. A graduate of Auburn University, Dyke returned to the South in 2002, serving as a partner and lead designer at a Baton Rouge architecture firm for eight years before starting his current studio. Dyke is a licensed architect in California, Louisiana, Mississippi, Oklahoma and Arkansas. His work has been featured in numerous publications and on the Planet Green Channel. He and his family live in Baton Rouge. Weinstein Nelson purchased the building in June 2013 as a speculative project targeted to meet the immediate area’s need for modern, energy-efficient residential units, contemporary Class A office space and much-needed access to retail grocery. Our mixed-use development plan was also created to preserve the building’s high ceilings, tremendous views and impressive lobby. Within 18 months, construction was complete and the building was 90% occupied. In addition to extending the useful life of this property by another 50+ years, we are proud to say that the project is home to the first grocery store in downtown Baton Rouge, the regional headquarters of U.S. Agencies and 90 residents occupying 65 units. And with downtown Lafayette beginning to experience significant growth, the mixed-use aspect of the project will serve the growing population that wants to work and spend leisure time in the city’s urban core. In 2014, Weinstein Nelson was approached to help provide solutions to help bring the property back to a commercially viable state. Reaching out to partners from previous projects, we were able to develop pro forma and master plan documents for a 24-month Phase One, which will result in 159 loft apartments and 170,000 square feet of renovated area. Based on the success of Phase One, we will pursue Phase Two: an additional 80-100 apartments and 10,000 square feet of retail space. At present, the project completion is estimated at year-end 2017. PLACE DE LAFAYETTE and WND SAMPLE PROJECT 03 Landmark Building Jackson, MS Project Size: 350,000 sf total (198,000 sf residential; 50,000 sf retail; 102,000 commercial office) Market Value: $42,000,000 (at completion) Total Investment: $32,000,000 Potential Project Incentives: Restoration Tax Abatement, Entertainment Tax Credits, New Market Tax Credits Overview Weinstein Nelson Developers is renovating the 350,000 square foot Landmark building in historic downtown Jackson, MS to be an exciting mixed use project intended to be a catalyst project for the area. In response to the huge demand for residential in the downtown market, WN will create 200 one and two bedroom apartments with a roof terrace and pool. The ground floor of the building will be retail, and the remaining 100,000 sf is intended to be commercial office space. The ground floor retail tenants will include a grocery store, fitness club, and several restaurants potentially. This 6.1 acre plot has been hailed as being the potential catalyst for the redevelopment across Mid-City, and, after an arduous selectrion process by the East Baton Rouge Redevelopment Authority, Weinstein Nelson was chosen to bring this project to new life. The idea is for the site to include housing, office space, and some type of venue for live music and events. In keeping with Weinstein Nelson’s core philosophy of improving the neighborhoods in which we invest, the goal of this project is to provide great jobs within walking distance of residents which will, in turn, help grow the surrounding area. Ldfaye?e Sample Projects PLACE DE LAFAYETTE and WND 208 Thru 214 East Vermilion Lafayette, Louisiana Project Size: 5,000 Square Feet Project Cost: $900,000 Overview Built in the late 1920’s for Dudley Leblanc as the Headquarters for Hadacol, it was later purchased and converted to the Tribune Printing Operation. The Tribune Building is on the Register of Historic Properties of the Lafayette Parish Preservation Commission. The Building was renovated to accommodate several different occupants. The front façade was restored to its original state, and the original neon sign refurbished to be operable keeping a Lafayette landmark alive. Design-Build with Southwest Contractors, LLC Place De Lafayette SAMPLE PROJECT 01 920 West Pinhook Lafayette, Louisiana Project Size: 40,000 Square Feet Project Cost: $9,000,000 Overview Built in the 1950’s in the Lafayette Oil Center, this building started out life as the Old Townhouse Motel designed by the renowned Louisiana Architect, A. Hayes Towne. This renovation project converted this building into the new Administrative Headquarters for the local community owned hospital system. Place De Lafayette SAMPLE PROJECT 02 403 South Buchanan Street Lafayette, Louisiana Project Size: 16,000 Square Feet Project Cost: $2,400,000 Overview This building housed Abdallas Department Store until the mid 1970’s. This building is a Downtown Lafayette Landmark that has been renovated to create three new commercial retail spaces and nine residential lofts. Existing materials were retained and revitalized to maintain the original character of the building. Place De Lafayette SAMPLE PROJECT 03 625 Jefferson Street Lafayette, Louisiana Project Size: 3,600 Square Feet Project Cost: $640,000 Overview Built in the 1928 (known as the Buquor Building), began its history as a Hatter/Tailor business. This building is a Downtown Lafayette Landmark and is on the Lafayette Registry of Historic Buildings. Great care was taken to preserve and restore the original materials of this building. The integrity of the building was retained and existing elements were re-worked into the design of the project. This great building now serves as headquarters of a prominent Lafayette business. Place De Lafayette SAMPLE PROJECT 04 848 Saint John Street Lafayette, Louisiana Project Size: Need Square Feet Project Cost: $3,340,000 Overview Built in 1846, the new construction of Cathedral Hall needed to blend perfectly with the oldest Catholic School in the state of Louisiana. This church serves as the flagship school of the Diocese. The Church is a Downtown Lafayette Landmark and is on the Historic Registry. This property was constructed to mirror the uniquely identifiable characteristics of the existing school and church buildings. Place De Lafayette SAMPLE PROJECT 05 538 Jefferson Street Lafayette, Louisiana Project Size: 25,000 Square Feet Project Cost: $3,750,000.00 Overview Built in the 1940’s, this building became the home of McCrory’s Department Store in the 1970’s. This building is a Downtown Lafayette Landmark. During the building’s rehabilitation existing materials were retained and revitalized throughout the building. This was a Design-Build project with Southwest Contractors, LLC. This building currently houses one of Lafayette’s newest technology companies that relocated here to be part of our distinct culture. Place De Lafayette SAMPLE PROJECT 06 100 Central Street Lafayette, Louisiana Project Size: 15,000 Square Feet Project Cost: $3,500,000 Overview Built in 1927, this building was the original home of the South Central Bell Switchboard Operations Center. This building is a Downtown Lafayette Landmark and is under consideration for inclusion in the Lafayette Registry of Historic Buildings. This building was renovated for the new offices of Poche’ Prouet Associates, LLC. Design-Build with Southwest Contractors, LLC. It has also served as a part of the Lafayette entrepreneurial ecosystem as part of the local technology accelerator program. It now houses a local engineering firm in addition to Poche’ Prouet. EJ was one of the founding members of PdL and is a 50% partner in the group. Mr. Nelson holds a Bachelor of Architecture from Auburn University. Prior to starting his own practice, he was a partner and lead designer at Chenevert Architects for eight years. While at Chenevert, Mr. Nelson designed many different types of projects ranging from single-family homes to a 90,000 square foot Cancer Center. Before moving to Louisiana, he was a job captain for Gensler- Architecture, Design and Planning Worldwide in San Francisco, California. There he was responsible for coordinating large corporate office projects and commercial interior projects such as the corporate headquarters for Peoplesoft. While in San Francisco, Mr. Nelson also worked with RLS, an Audio, Visual and Technology consulting firm, providing architectural design on highly technical spaces including several broadcast facilities. Since moving to Louisiana, Mr. Nelson has worked on numerous projects ranging from historic renovations to large mixed-use buildings, where he has begun to develop a focus on sustainability. He is a LEED accredited professional and has completed five projects that are LEED certified and three projects that are projected to be, including the historic Tessier Building the oldest commercial building in Baton Rouge. He also remodeled and expanded his family home, which was featured on the show “Renovation Nation” on Discovery’s Planet Green channel. On further study, the downtown area represents the natural focal point of all things Lafayette. It represents the primary location where food, music and people are together on a regular basis. What has been lacking is a balanced practical approach to working, playing and living in downtown. Our vision of developing the Old Courthouse site combines the use of all of the buildings that are part of the location in addition to adjacent properties in the surrounding area to contribute to a balanced eco-system that creates environments that enhance the already existing culture of downtown.
