A detailed visual assessment prepared by Colliers International Limited in 2015 and describes the site as in poor condition, with significant deferred maintenance. Lack of maintenance, water ingress and building age are factors resulting in deterioration of building fabric. 3. Relocated onto the property in 1983.The building is constructed of timber with weatherboard cladding. The building has a hipped roof with centre gulley arrangement, typical for the period of construction. It is clad with corrugated iron. The plan form is largely square with a projecting double-storey gable to the principal elevation, which faces to the east. The basic architectural form of four bays is accentuated by a pedimented entrance porch to the centre-north bay and adjacent single-storey verandah to the southern bays, with elaborate fretwork to the verandah posts. The µstick-style¶ architectural treatment given to the apex of the projecting gable provides further detail. The north elevation is of five bays, with a double-height verandah and balcony to the three westernmost bays, which are recessed from the main building line. A single storey lean-to extends westwards from the southern corner of the (rear) west elevation, and a single-storey chamfered bay window extends from the central bay of the south elevation. Internally the level of survival of original fixtures and fittings is reasonably high. Although there have been modifications to the chimney (removed when the building was relocated in 1983) and service areas such as the kitchen, much of the internal fabric survives. This includes the original stairwell, windows, timber joinery, ceiling treatments, internal partition walls with match lining, scrim and wallpaper, and tongue and groove floor boards.
